Pre-determining site suitability is an excellent way of avoiding problems such as wet basements, excessive erosion and poor site drainage. PEI can provide historical and / or visual inspection summaries, and formal written soil analysis to aid in the design of a functional site development plan.
Soil Borings and Septic Design
PEI conducts on-site soil borings that are crucial in the proper placement of your commercial or residential septic system. We can also design the system and submit plans to State and Local health departments.
Phase 1- Environmental Site Assessment
Provides client with information pertaining to a particular parcel of land. Information contained in this assessment includes the potential threat of contamination liabilities created by past property usage.
Site Retention / Detention and Drainage Design
Most municipalities now require that the owner of commercial properties design their site to retain all hard-surface water run-off within the boundaries of their property. To do this it is often necessary to develop a site drainage plan. PEI's Soil Services can help the owner, or their contractor to develop a plan that will address this issue.
Rule 5- Construction Plans
The Rule specifically requires that a set of construction plans are developed for the project site. The Construction Plan includes general site information, project layout, grading plans, drainage plans, and the Storm Water Pollution Prevention Plan (SWPPP), to name a few. The SWPPP should include provisions to control erosion and reduce sedimentation and other pollutants associated with construction activities. The SWPPP also includes provisions to reduce the discharge of pollutants associated with the inherent land use of the project once it is complete (Post-Construction). The post-construction requirement is a new provision in Rule 5 (2003) and one of the reasons that an erosion and sediment control plan is now referred to as a SWPPP.
Wetlands Identification and Delineations
Beyond popular belief, not all wetlands have cat tails growing in them. If you unknowingly build within the limits of a wetland your troubles are just starting. There are numerous government agencies that provide wetland location maps, unfortunately these maps are large-scale and can not give you the exact boundaries. Our soil scientist can locate and flag the wetland boundary to help avoid the costs of wetland replacement.
