ENERGY RATING OPPORTUNITIES
Savvy home buyers / builders have sent us their building plans, and specifications for Energy Analysis. Based on current Department of Energy standards, we then determine the most effective and efficient heating and cooling system for that house. In addition to this service, PEI can also provide the following.
Walk-through Energy Audits of existing homes

This is most effective in determining where a homeowner can improve the efficiency of their home, usually through simple remodel or renovation measures. Often times the recommendations we make are simple enough that the homeowner can perform them themselves.

In addition to a visual inspection, we can do more in-depth studies which could involve any or all of the following depending on the client's needs.

1) Run a blower door test to determine areas of excessive air infiltration.
2) Collect data and enter it into our RESNET energy rating program to determine the home's efficiency as it relates to the guidelines set forth by the US Department of Energy. (This is required when applying for an Energy Improvement Loan)
3) Compare multiple home designs to determine which is most energy efficient. This is an in-depth study requiring input related to utility consumption, construction methods, mechanical fixture placement and efficiency as well as insulation values. This service can be performed either pre-construction or post-construction.
Advantages to Lenders and Seller

Though initially marketed as a service to the homeowner, PEI has fielded several inquiries from developers and financial institutes. The developers are looking for ways to make their homes more attractive to the buyer. Lenders require some of the above imformation when you apply for an Energy Efficient Mortgage, or an Energy Improvement Loan.

If a home is more efficient than is required by the Energy Code, the regulating agency may allow the savings in utility expenses to be applied towards the mortgage payment. The result is that a lower annual income is required to qualify for a loan. This is referred to as an Energy Efficient Mortgage (EEM).

ENERGY STAR and PEI...

Compliance with ENERGY STAR guidelines must be verified by an independent third party agency. PEI provides the following services to verify ENERGY STAR performance levels:

Document ENERGY STAR performance levels of new, existing, or proposed homes.
Provide assistance to builders with the ENERGY STAR qualification process.
Document compliance with the 2005 Energy Policy Act tax credit initiative.
Compare the energy efficiency of similar homes (both proposed and existing).
Provide guidance regarding the best investment of you energy improvement dollar.

Homes that earn the ENERGY STAR receive a certificate and a label that is permanently attached to the structure.

ENERGY STAR and Builders...

Builders of site-built, single family homes, duplexes, and multi-family housing including apartments and condominiums can all become ENERGY STAR partners, so can manufacturers of modular and HUD-code factory built homes. PEI can guide you through this process. You have the option to commit to the building 100% ENERGY STAR homes, but all that is required to maintain status as an ENERGY STAR partner is to build at least one ENERGY STAR home per year.

ENERGY EVALUATIONS for COMMERCIAL BUILDINGS - With the adoption of the 2010 INDIANA ENERGY CONSERVATION CODE it is now required that you perform a compliance check on all commercial construction projects. PEI can assist you in the preparation of these documents for state submittal.
